The land is located on the island of Murter, in the Šibenik aquatory, which is connected to the mainland by a bridge.
It is part of the Tourist and Hospitality Zone Prisliga - Jazine, a location for economic purposes - Tourist-Hospitality T1 (hotels and villas).

The plan foresees the construction of a hotel with accompanying facilities for commercial, service, sports,
recreational, and entertainment purposes.

A mixed-use resort (SPA, Health & Lifestyle resort consisting of a boutique hotel and additional facilities for sale).

The maximum capacity in zone T1 is 1,424 beds, of which 30% or 427 beds are in villas, and the rest can be hotel accommodation and/or annexes.

Within zone T1, it is possible to form one or more building plots and one or more buildings of primary use, and on one plot, one or more buildings of ancillary facilities can be constructed.

At least 40% of the building area must be arranged as park plantations and natural greenery.

The minimum distance between individual buildings is (h1 + h2) but not less than 4 m, and the minimum
distance from the outer boundaries of zone T1 is 1.5 m.

- all changes except changing the land use which is T1 (tourist-hospitality)
- full cooperation with the Municipality and assistance in project realization
- legal and logistical support from the mayor and municipal services in project implementation
- harmonization of the traffic route and landscape design of the hotel complex outside the hotel zone
- terminate the contract and request a refund if the concession on the maritime domain is not granted.
